Close to the medieval village of Dolceacqua, we have this amazing villa for sale 166 sqm, on a plot of 10,000 sqm.

The villa has incredible views over the valley, the beautiful mountain landscapes and the Mediterranean Sea. Next to the large terrace is an 11m by 4m swimming pool.

The villa consists of two floors:

On the ground floor are 3 bedrooms, each with its own bathroom.
All bedrooms have French doors opening onto the lower terrace with stunning views of the vast mountain landscape. The master bedroom has a large bathroom with bath, a separate shower, two marble basins, toilet and bidet. The second bedroom has a bathroom with two designer sinks, wc, and shower. The third bedroom (the studio), with its own entrance via the lower terrace, has a bathroom with designer washbasin, shower and wc. All bedrooms have a fixed wardrobe. There is a large built-in linen cupboard in the downstairs corridor.
On the upper floor, also the entrance to the villa, is a large cosy living room with fireplace and a beautiful beamed ceiling, an open-plan kitchen and an office or television room with French doors opening onto the terrace.


The upstairs terrace has a small outdoor kitchen with barbecue/grill by the large granite table. The lower terrace also has a large granite table also with Philip Starck chairs.
The construction
During the sustainable construction of Casa del Poëta in 2011, natural stones from the area were used, in addition marble and granite are recurring. The living room has a beautiful designer kitchen of walnut and stainless steel (Riva 1920) with built-in Miele espresso machine, large fridge, dishwasher, luxury oven and 5-burner gas cooker in a large cooking island. There is also a large atmospheric fireplace that fires very sustainably. The lounge room, separated from the living room by high glass doors also has its own fireplace.

The furnishings are a tasteful mix of Italian design and vintage. The two double doors and six windows in the living and lounge room have electric shutters. The property has central heating. A laundry room next to the property has a washing machine, dryer and an extra fridge.
The swimming pool
The pool - completely renovated in 2022 - is 11 by 4 metres and includes a paddling pool to which a cascade leads. There is also pool lighting. There are two outdoor showers, next to and below the pool. From the pool and the terrace, the panoramic views are fantastic. You overlook the valley with the mountains behind and in the distance you can see the coastal town of Vallecrosia and the Mediterranean Sea.
The villa
What also makes the villa so special are the many attractive terraces around and above the property, each with its own unique view and beautiful garden furniture such as granite tables and designer chairs. Right next to the French doors by the kitchen is a large pergola through which you can sit and eat outside in all seasons.

On the terrace-like grounds of over 1 hectare there are many olive trees, vines and some fruit trees. Due to the many hours of sun in combination with the special mountain soil, these olives are counted among the tastiest in all of Italy!

You reach the Villa from the provincial road via its own mostly asphalted road of almost 1 kilometre and a remote controlled gate. On the grounds there is parking space for many cars.

Because of its special location, one has very much privacy and quiet, while it is less than a 10-minute drive to the charming village of Dolceaqua, and 20 minutes to the beach. Cities such as Ventimiglia, San Remo, Bordighera, Menton, Nice and Monte Carlo are also not far away (within 3 quarters of an hour). Nice airport can be reached within an hour.

Directly from the property you can make mountain walks to several villages such as the higher located Perinaldo. There are also several picturesque villages nearby such as Apricale and the 'Principality' of Seborga. In summer, you can cool down at the beautiful waterfalls of Rochetta and Pigna. In short, it is an ideal combination for both the peace and nature lover and the lover of mundane life.
Dolceacqua

Best time to visit: The best time to visit Dolceacqua is in spring and autumn, when the weather is mild and tourist crowds are smaller. Summer is also popular, but then it can be busier with tourists.
