MAIN VILLA

The villa of about 535 sqm lies on three floors and the first two are connected by both an internal and an external staircase. The main entrance on the ground floor leads into a living room communicating on the left with a double bedroom (with direct access outside by a French window) and on the right with a bathroom with bathtub.

Also from the living room on the ground floor there is access to a tavern with a fireplace.

A stone staircase leads up to the first floor consisting of a large living area with kitchen with dining table and sitting area with sofas and satellite TV.

ANNEX

The annex of about 160 sqm, about 30 metres from the main villa, is arranged on a single level on the ground floor and is composed of: open plan area with living room and corner bar, double bedroom with en-suite bathroom with whirlpool tub and shower and living area with billiards and gym area.

GARDENS

The villa is surrounded by a well-tended park of 3,500 sqm, completely fenced and bordered along the perimeter by hedges to guarantee privacy but which do not obstruct the view of the beautiful hilly landscape covered with olive groves and vines.

Pool: The swimming pool, is located on one side of the garden a few metres from both the farmhouse and the annex. With a rectangular shape edged in stone, it has a cover and is accessed via 3 external steps or, alternatively, via two metal ladders. It measures 12 x 6 m and has a depth of 1.10 - 1.70 m. The large solarium area, paved in stone and illuminated at night, is equipped with sun loungers, a sitting area and a gazebo with table and chairs.

The pool, purified with chlorine, has a shower with cold and hot water, and the pool can also be heated up to a maximum temperature of 28 degrees. A few metres from the swimming pool there is a heated Jacuzzi for 6 people.
