Casa San Benedetto (ref: 363) is in the beautiful historic centre of ancient Guarcino, a few steps from the Church of S.Nicola, on Via S.Benedetto. Located on the first floor of an ancient noble building from the 1600s, the apartment is arranged on one level plus the attic. This apartment, partially to be restored, enjoys a beautiful panoramic view from its small terrace. The internal layout includes 3 bedrooms, a bathroom, a living room, a kitchen with a wonderful and very old marble fireplace and a utility room. The apartment retains the beauty of the ancient, the coffered ceilings, the marble fireplace in the kitchen, period floors and the architectural structure of the building itself which has fine external finishes. The roof has recently undergone a renovation.
The entrance door is historic with an important carved stone portal and is equipped with a coat of arms/frieze of the then noble family who owned the building. From the entrance door on Via San Benedetto, a large marble staircase leads to the first level where the apartment is located.
Entering the living room, with its enchanting well-preserved coffered ceilings, the internal environment is bright, welcoming, warm and elegant. The living room leads to the other rooms which are facing south where the small terrace allows you to admire a breathtaking view of forested hills and mountains sweeping away south from the village. One of the bedrooms, on the other hand, has a window on the side that allows a charming view of the old rooftops and ancient buildings of Guarcino and of the mountains which embrace the town. A very useful service cellar is not far from the apartment.
The apartment is in an excellent location. It is very much part of the old town and all of the municipal and commercial services are close by. From Via San Benedetto, walking a few steps we arrive at the beautiful church of San Nicola, with its large window and wonderful ancient fountain on the piazza. From here and along Via Arringo, we arrive at the Guarcino belvedere served by all the shops, offices and with convenient parking lots. There is also parking a short distance from the property in the adjacent Via della Cisterna. The apartment needs a partial renovation and adaptation of the systems with the current legal provisions.
GUARCINO AND THE CIOCIARIA
Guarcino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Guarcino itself is temperate, less than an hour's drive brings you to the winter ski slopes.
