This country residence has a beautiful location in Peccioli (PI), a municipality that won the “Borgo dei Borghi” 2024 competition for its combination of art and landscape, and has been recognized as an Orange Flag Municipality by the Italian Touring Club since 2003. It is located in the center of a hectare of exclusive land, entirely fenced with wire mesh and barbed wire, which hosts a large number of plants: pines, firs, poplars, hawthorns, holm oaks and many other shrubs typical of the Mediterranean scrub, about 150, of different types. The vegetation is completed by fruit trees, 33 large olive trees and 40 medium and small ones, as well as 150 Sangiovese and Trebbiano vines.
An area of the land has been designated as a service parking lot for the house, therefore equipped with a driveway and surrounded by plants. The property is accessed via an automated iron gate. The original core of the farmhouse, now reduced to ruins, was completely renovated and reinforced in the walls and foundations in two years of work, from 2003 to 2005. There are two floors and the total surface area is 176 m2 on the ground floor and 124 m2 on the first floor, in addition to a small 9 m2 loggia, a 5 m2 terrace and the loggia of the second entrance on the first floor. The house is partly on a single floor above ground (the large living room, with a pitched wooden roof), partly on two floors above ground. The inter-floor ceilings are partly in plastered brick and concrete and partly with typical Tuscan wooden beams and joists and terracotta bricks; the roofing of the upper floor is entirely in beams and joists and terracotta bricks with a gable shape. The roof is insulated and ventilated, and recently maintained. The original stone and brick walls in some parts of the building reach 60-70 cm thick, making the house cool in summer and easily heated in winter. The condensing methane gas boiler was recently installed and the radiators are cast iron. The frames, handcrafted to measure, are made of chestnut wood, all with double glazing. In total there are 10 French windows and 12 windows, complete with mosquito nets. The interior, also lively planar, is elegantly divided: on the ground floor in a large living room of about 60 square meters, a dining room, a study, 2 small passageways, a kitchen, a closet with window and a bathroom with toilet, sink and window. Many of the spaces on the ground floor are not delimited by doors, thus favoring the ventilation and brightness of the rooms. English: A stone staircase, covered in stone and equipped with a wrought iron parapet handmade by a local craftsman (or rather, by a local artist), leads to the first floor, with an entirely oak parquet floor consisting of 4 bedrooms and 2 bathrooms: one with a shower, serving the larger bedroom, with a window, and a more spacious one, with 2 windows, a Jacuzzi and a shower. All three bathrooms have been tiled with Vietri ceramic. All the internal doors on the upper floor are made of oak, custom-made. The stone used for the internal and external stairs, for the internal steps and for all the window sills and French windows, is that of Santa Fiora. The living room is equipped with a Mitsubishi air conditioning system. Outside, a small storage room houses the drinking water softener. Access to the ground floor can be from each of the French windows that overlook the sidewalk that surrounds the entire perimeter of the house; an external staircase, in addition to the internal one, allows access to the upper floor, leading to a covered terrace. Another terrace space is attached to the larger double bedroom. Rainwater is collected by a large underground tank, made with the old vats that the farmhouse housed before the renovation. The drains are dispersion via a biological well and drainage. The building, currently a single-family home, could easily be divided into two independent housing units, given the existence of the external staircase, in addition to the internal one, accessing the first floor: one on the ground floor, of approximately 170 square meters; the other on the first floor, of approximately 120 square meters. This house enjoys a privileged position, being surrounded by greenery and offering a different view depending on the side it faces, and could be very suitable for a tourist accommodation and/or restaurant business. The area surrounding the house offers the possibility of building a swimming pool. The land surrounding the property is leased by the owners and is potentially purchasable.
