According to a PwC Türkiye study, Istanbul requires 122,000 new apartments annually, and 1.22 million housing units will need to be built over the next decade. This is due to population growth, which will reach 16.2 million people by 2034, as well as changing buyer preferences: demand for studios and 1-bedroom apartments among young people and professionals continues to grow.
In 2023, 239,000 apartments were sold in Istanbul, but this is no longer sufficient. Urbanization and migration intensify the need for new housing, especially in the city center, where compact apartments are most popular.
Experts note that accelerated construction and regulatory adaptation are necessary to meet demand. Authorities and developers are working to simplify permitting procedures, which opens new investment opportunities.
