Esta perspetiva de edificação está conforme a indicação inserida no artigo 54° do Regulamento do PDM , na alínea c) do seu ponto 2), de o IUB (Índice de Utilização Bruto) máximo ser de 2 m²/m² que daria para os 2.000 metros totais do terreno uma ocupação em habitação de ± 4.000 m². No centro e na zona mais elevada, foi construído o Palácio Nacional da Ajuda. Um palácio majestoso, que foi outrora uma 'Real Barraca', alojamento da Família Real depois do Terramoto de 1755 que destruiu o centro da cidade. Este palácio é um monumento nacional, com reconstituição da residência real. Junto ao palácio, e com vista para a belíssima Calçada da Ajuda, existe o Jardim Botânico, o mais antigo de Portugal. Aqui pode descobrir uma árvore com 400 anos, e pode desfrutar de uma vista magnífica com pano de fundo o rio Tejo, a Ponte 25 de Abril e o Cristo Rei. Depois, todo o bairro se desenrola à volta, em ruas estreitas e inclinadas, num sobe e desce constante. Um emaranhado de ruas que vale a pena vir descobrir, um autêntico labirinto. Aqui moram famílias e estudantes estrangeiros que frequentam as faculdades do alto da Ajuda. Um bairro calmo, maioritariamente habitacional, e com algum comércio local. This perspective of building is in accordance with the indication inserted in article 54 of the PDM Regulation, in paragraph c) of its point 2), of the IUB (Gross Utilization Index) maximum being 2 m²/m² that would give for the 2,000 meters total of the land an occupation in housing of ± 4,000 sqm. In the center and in the highest Lisbon zone, was built the Ajuda National Palace. A majestic palace, which was once a 'Royal Shack', housing the Royal Family after the 1755 earthquake which destroyed the city center. This Palace is a national monument, with reconstitution of the royal residence. Next to the royal palace, and overlooking the beautiful Calçada da Ajuda, there is the Botanical Garden, the oldest in Portugal. Here you can discover a 400 year old tree, and you can enjoy a magnificent view with the backdrop of Tagus river, the 25th of April Bridge and the Christ Monument .
