Once this permit is obtained, zoning will be determined, and the development options will be as follows:
The first part of the coastal strip (a 50-meter-wide zone) will be designated as a recreational area, while the second part (a 50- to 100-meter-wide zone) will be designated as a daytime use zone. This layout is required by coastal legislation and cannot be changed.
Social facilities and parking will be provided in the northwestern part of the plot, while a 10-meter-wide road will be left in the north and 7 meters in the west. Accordingly, the development share (DOP), which can be legally obtained up to 45%, will be reduced to a minimum (only 13%), and only limited road and infrastructure elements will be included.
The remaining residential development area is 48,570 m². The building requirement is two stories, with a TAKS (development coefficient based on the area of ​​the ground) of 0.10*, as the plot is an olive grove.
Therefore, the first floor's building area will be 4,870 m². Construction area: 4,870 * 2 floors = 9,740 m². Adding the additional permitted areas (0.30 coefficient based on regulations), the total construction volume will be 9,740 * 1.3 = 12,662 m². Consequently, 85 villas can be built, each with a building area of ​​75 m² (base) and 150 m² (total area) / 150 m² = 85 villas.
