In the last quarter of 2024, the prices of houses and flats sold rose by 5.9% to 1,723 €/m². The number of property transactions increased by 9% year-on-year and mortgages by 24%. According to property website Idealista, home sales have increased for eight consecutive months, with prices rising for all property types.

Flats rose in price by 7.5% compared to November last year, reaching €1,955/m². Single-family homes cost 1,311 €/m², up 4.1%. Price increases were recorded in all autonomous regions except Navarra (-13%) and Galicia (-3.2%). The leaders in terms of growth were the Canary Islands (+18.8%), Cantabria (+16%), Aragon (+12.5%), Madrid (+12.3%), and Valencia (+12.3%).

The number of transactions and mortgages also increased. In November, 60,913 property sales and purchases were registered, 9% more than last year. 29,464 mortgage loans were issued, 24% more than in the same period a year earlier.

Sales growth was recorded in Castile-La Mancha (+20.5%), Galicia (+19.5%), and Madrid (+19.5%). They were followed by Asturias (+18.4%), Cantabria (+18.1%), Extremadura (+13.6%), Andalucía (+12%), Aragon (+10.6%), and the Basque Country (+10.5%). Year-on-year sales declines were recorded in Navarra (-13.4%), the Canary Islands (-6.5%), the Balearic Islands (-6.5%), and Valencia (-0.2%).
