Portuguese house at a privileged location, on a plateau, less than 500m away from the ocean cliffs and adjacent beaches.The surrounding vegetated areas are natural and protected, construction is very limited on new terrains, but any remodeling work inside the house walls is allowed, more about this further below.The area is peaceful, the house is 10mins away from the center of Alvor and 15mins away from the center of Portimão, ALGARVE.The House:- Basement floor: Large common area or open space with kitchen; 1 bathroom; 1 studio, 1 workshop room and 1 storage room.- First floor: Entry hall with staircase, living room with fireplace, kitchen, 4 bedrooms each with closet, 2 bathrooms, 1 storage room, large balcony which goes from the West end of the house where the main entrance is following the exterior staircase, to the South façade and ending on the East side where the Kitchen is and another exterior staircase is.- Second floor: hall, 2 bedrooms with closet, 1 bathroom, 1 studio, main terrace and additional exterior access to upper terrace with panoramic view.
The terrain:Starting from the first floor it is possible to view the sea to the SouthEast from the main balcony and from the terraces the view is essentially panoramic: countryside with houses here and there, far away city and of course the sea. On festive days, like year's end, the fireworks can be seen from multiple points: Portimão to the East, Alvor to the West and other districts to the North.The terrain has 1500m2 and little inclination. The grounds include: pool, lawn, playground, gardened areas with several different species of trees and plants, some give fruit, there is also a tool shed and a cistern which gave name to the house.Maintenance is actually less than what you might think, there is 1 gardener which comes once a week and the Cistern collects rain water which with the system that is already in place provides water to the entire garden, trees, plants, lawn and pool.There are 18 solar panels on top of the tool shed which provide electricity to the entire house and also sell electricity to the Energy Company. In terms of Energy, there are no expenses.There is an additional solar panel on the roof of the house which is used to heat up the bath water.There is also exterior space around the house for 3 cars or 2 cars and 1 boat for example.Potential:The house is a construction from 1985 and as such it is reckognized that it falls short, in some aspects, from the nowadays vision, comfort and needs.The owners run an Architecture and Engineering Company and have defined several proposals, to which the client can choose from or be inspired by. The changes are mainly turning bedrooms and bathrooms into suites, creating a cinema or playroom in the basement, redefining the use of the storage or studio rooms, even placing a house elevator etc. Basically they offer the project of whatever the client might want to do.Termically the house is balanced, according to the owners, the need to use the Air conditioning is very little.Price is negotiable.Contact me for further details.
