Located in the beautiful coastal are of Santo Stefano di Magra, in the Liguria region, the apartment features one double bedroom, one bathroom, open plan living room/kitchenette, garage, parking space, lift from basement to 2nd floor and a balcony area to enjoy the magnificent warm climate on.

This property not only offers buyers a modern, spacious and comfortable place to live, but is also a smart investment into the fast-growing italian holiday rental market, thanks to its spectacular location. Santo Stefano di Magra is not only a beautiful place in its own right but is also a great base from which to explore the many other amazing places that italy has to offer such as the fabulous nearby La Spezia, Genoa and Florence. The apartment is also just a few km away from a vast array of the breath-taking beaches that make this part of the world so mesmerising. For those wishing to venture a little further, the property is also just a short trip away from the border with France and many of its glorious southern coastal resorts such as Monaco and Nice.

Sports and leisure fans will not be disappointed as the area is close to many excellent water sports, fishing, walking and cycling areas. Golf fans will also be satisfied with the number of excellent courses nearby including Golf Club Marigola Lerici A.S.D. (6 miles away) and Golf Club Cinque Laghi (also just 6 miles away).

No mention of sport in italy would be complete without mentioning the country's favourite pastime, football, and fans of the game will be delighted by the fact that the apartment is just 8km away from the home stadium of La Spezia, who currently compete against the likes of Juventus, AC Milan and inter Milan in italy's top division, the iconic Serie A. The area is also just a short trip away from many other Serie A club's grounds such as Sampdoria, Genoa and Fiorentina, making this region a real hotbed for football overall.

The area is also very well-connected transport wise on the ground, by sea (being so close to the coast) and in the air with Pisa international Airport roughly 50 miles away.

ABOUT THE AREA

italy's famed crescent of Mediterranean coast, where the Alps and the Apennines cascade into the sea, is defined by its sinuous, giddy landscapes. The italian Riviera, synonymous with the Ligurian region, is shaped by its extreme topography - its daily life is one of ascents and descents, always in the presence of a watery horizon.

Anchored beside the region's best natural harbour is noble Genoa. Known as La Superba (the Superb One) to biased locals, it's a city that ruled over one of the finest maritime empires in medieval Europe. Fanning out on either side is the Riviera, home to many alluring destinations including the Portofino peninsula, the legendary Cinque Terre and more low-key seaside towns to Genoa's west.

This is both a deeply historic destination and a fabulously in-the-moment pleasure-seeking one, where you can explore lavish palazzi (mansions) or humble village churches and then simply swim, eat, walk or stare at the sea.

SANTO STEFANO Di MAGRA

Known as Sextantio in Roman times, this somnolent but haunting hilltop village has a commanding position overlooking two valleys.

The town flourished in the 16th century under the rule of the Medici family, and the Medici coat of arms can still be seen on the entrance portal to the main piazza. Subsequently left behind by history, Santo Stefano, like many rural italian settlements, lost most of its people to emigration and was falling into oblivion when it was 'rediscovered' by Swedish eco-restorer Daniele Kihlgren in 1999. in the years since, Kihlgren and others have purchased many of the town's old buildings and turned them into comfortable lodgings and restaurants that meticulously maintain the mossy ancientness of yore. The result is a beautiful balance between medieval and modern, an attractive cocktail that may soon place Santo Stefano on the cusp of wider rediscovery.
