Two very efficient wood burning stoves, one in the kitchen the other in the upstairs living-room make it very comfortable in the chillier months.

There is a cellar (cantina) to store ladders, paints, garden furniture and various other equipment plus an original feeding trough.

The eat-in kitchen has an arched stone ceiling with space for extra seating. There is a new fridge, cooker, table and chairs, washstand which will be included in the price.

A small laundry room off the kitchen includes a sink with Mexican tiled splash back, washing machine, clothes drier and free-standing cupboard. Adjoining the laundry room is a bathroom with shower, sink,bidet,toilet and electric water heater.

Terracotta steps lead to a half landing and another living-room with a bed settee, matching armchair, table and original wooden indian chair. A door leads from there onto a small terrace which looks out onto the road.

Steps then take you to another living room with a window overlooking the village and views down the valley to the sea. A comfortable settee, armchair and shabby chic cupboard are included in the price.

A small corridor with skylight leads to the wet room with shower, sink, bidet, toilet and small electric water heater to the left, is the smallest bedroom complete with original single convent bed and a rack for hanging clothes.

A double bedroom with vaulted ceiling and large double wardrobe is on the other side of the corridor complete with a window where you can enjoy spectacular views across the surrounding area. All the windows are shuttered inside and outside.

A spacious paved terrace (approx. 60 sq.metres) with vine covered pergola for shade and a gravelled area to the right where terracotta steps leads to the car port and a paved parking space.

1000 sq.metres of land which is slightly tiered lies below the property with a right of way to the left which is rarely used. A secondary road is at the rear of the house.

Pitocco is a rustic delightful easy to maintain house in an unspoilt part of Tuscany but having the advantage of a beautiful medieval walled city nearby which is awash with restaurants, trattorias, bike rides around the walls, concerts in the lovely churches and a huge music festival every summer in the piazza in Lucca.

As it is the birthplace of Puccini, a concert at nearby Torre dell Lago (30 mins. drive from Lucca) takes place every year on the lake in July and August-not to be missed! You can indulge in local wine-tasting or visit the upmarket town of Forte di Marmi with its fabulous shops and eateries.

Pisa airport is an hour's drive away, and approximately 45 minutes' drive to the coast taking in a visit to many Etuscan ruins on the way.
