This flat, of total commercial floor of 160 metric square, is part of an historical villa for farmers, that had been totally rebuilted from 1995 to 2004, with antisismical criteria (reinforced concrete for structure), but also reusing part of the ancient materials (stones) to maintain its beautiful original historical aspect.

There are two chimneys, one of them (italian Palazzetti chimney buider) with pipes and rotors for ducting warmed air also in the upper floor (bedrooms and bath room) and a natural gas boiler for heating spaces and water. Pennabilli is a comune (municipality) in the Province of Rimini in the italian region Emilia-Romagna, located about 140 kilometres (87 mi) southeast of Bologna and about 45 kilometres (28 mi) south of Rimini.

Until 15 August 2009, the comune belonged to the Marche (Province of Pesaro-Urbino) from which it was detached, together with six other municipalities of the Alta Valmarecchia area, following the implementation of the outcome of a referendum held on 17 and 18 December 2006.
